A lot of house for the money in what looks to be very good order. The other one needs gutting and complete refurbishment. Maybe why previous sale fell through.
The second house looks to be well worth the extra 140K.

Makes me wonder what the costs are for extensive renovations on the IOM.
A cheeky offer probably well worth a punt. If it hasn't sold is surely means it's over-priced.

Renovations probably 20% + on uk prices at a guess
But the time is something else to consider things happen slower here

My guess is the layout
People want 4 bed 2 bath in normal house layout
Thats 3 bed 1 bath with an annex
And the location depending on the age of your kids , school meeting with friends etc
