Garage Doors

Looks like it will be expensive as I want posh stuff and 3 off.

Target is £3500 but I have to get some movement on price first!

Related to that is my bastid Ring Cameras. They don't like looking through glass in the dark. The camera light just reflects back off the glass.

One solution is to put the camera outside, where it doesn't look through glass.

Anyone got a sensible idea?

Cameras are a total waste of time. The bike is already gone, they just assist in identifying scrotes in the off chance
that your bike is worth recovering. In most cases you are better off with the insurance payout than the return of an abused bike.

I would have that in the house while the garage door gets sorted.

Avon Garage Doors came round to quote me on replacement doors. Without a word, the two of them picked up the door off the runners, wound the cables and sorted the fecker out!

I still intend to replace the SOB, and now with Avon Doors as they sorted me out. But I have three garages! Techically, under the title, I have to rent two of the garages to neighbours for the princely sum of £1 pa plus one sixth of my house insurance (not including contents) but my mate reckons that I should either just do my garage door, or offer to do the neighbour's ones, but they pay for them.

I was thinking of doing all three, so they matched, and paying for all three, but I am a dipshit.

So, option 1) pay for and do all three

or, option 2) pay for mine only and offer neighbours new doors if they pay for them.

What to do?

I used Avon Doors years ago. Brilliant service, even when years later I had an issue... :)
 
That's because I am asking for advice on who pays - not which door to fit!
Read the first two words of my response - and stop getting tetchy 🤣 your thread title is 'Garage Doors' and you follow up with a budget of £3500 so what were you asking exactly! Aslo if you have a clause in your deeds that you own the other two garages but have to sub let them for £1 a year - then they aren't your garages, so don't spend money on them 🤪

Yes, if you have to rent them for £1 a year as part of your deeds then they are not really yours, is that the case btw? 🤔

At £1 a year rent I’d replace the one I used
and get advice on the legal side of who does what on the other 2
because if it’s your responsibility then surely they should be paying more realistic ground rent to cover maintenance costs

I’m guessing it was some way the builders got around a shared access issue when they were built 🤔 seems very odd 👀 which suits Perry I guess 👀

maybe if a big discount on 3 Doors could be negotiated and sharing the cost would benefit all

  • Each paying member should be allowed 5 new threads a month.

So can I open a new thread which switches between thirty six different topics at the same time for £1 per year?
 
@PerryL replace your garage door, tell the neighbours you’re doing it and they can have theirs done at the same time at their expense. If they refuse then they live with the manky old doors.

I know they won’t match but there’s no need for you to shell out for a new door until the garage reverts to you. On which subject, how long is the lease for the garage? How many years left? Who’s responsible for maintenance? You’re renting bricks & mortar & land there ought to be a written lease in place.

So I am going to replace mine, anyway, as I am never going through the shit that I went through ever again. I will offer neighbours the chance to have theirs done at the same time. That does attract a bit of discount as they can do all three in a day. I will also offer a small contribution to help them. I've specified forest green rather than bog standard white, so added a fair bit to the cost. I'll see what transpires, but I don't expect anything very positive, but I won't let it be my problem.
 
Leasehold bollox is nasty shit sometimes. I would be reading the very small print about any mods at all.
Even colours may be restricted. You may possible have to apply for permissions ( for a small fee Sir) or even use controlled suppliers.
I was right royally fecked with on a leasehold maisonette 15 yrs ago when the lease was sold on to a management
company. All the terms had been in the original lease, but the holders didnt take intrusive action anywhere.
The new crowd dictated everything from buildings insurers to keeping the garden tidy and wanting access to inspect site
regularly, or they would appoint garden contractors at our cost etc etc.
 
And by the way, the KTM is still outside and uninsured.

I woke up at 3am and looked out the window. It was chaos with a traffic jam of pikey vans jockeying for position. A neighbour, who is a very light sleeper came out to see what all the fuss was about. As she has an orange jacket from working at Sharpness Docks. She put on her jacket and organised the pikey parking.

Another neighbour woke up and called the police. She was told to feck right off as they never come to Berkeley, unless there is a pandemic and they can simply fine people for walking along the road. Anyway, they need to get back to sexually interfering with a w.p.c.!

I own the property outright. It is a condition in the title that the two of the three garages have to be rented to neighbours.
