Ideal pad for our @Dox but you have to be a local and he's just a little far away

Only drawback is it's in a national park and the fuckers strangle you with regulations. It significantly increases costs and build time. I know of people in the North Pennines (which is a Unesco Geopark rather than a NP but it amounts to the same thing) and they've been tied up in planning wrangles for years with the job completely stalled. If you're borrowing to do the build that bastards can force you under. You could buy it and get full planning and turn it over as a ready to go project. I wanted to buy a 5.75 acre plot on the edge of Consett last year. It was farmland with no planning permission to develop or change of use approved, but just outside the N. Pennines area and adjoining a housing estate in Castleside. It was a shoo-in for development and the guide price was 75K. I'd have got planning for self-build plots and either flogged them individualy at 100K a pop or sold the site on wholesale. Unfortunately my house sale in Scotland didn't complete in time. It's just gone back on the market and sold as a single development opportunity with 16 self-build plots approved (I'd have wanted to shove at least 30 on it). The guide price was 975K and I expect it went to 1.2m. I was sick to my guts when I saw that. Biggest bus I've ever missed.
